The Costa Blanca North runs from Dénia to El Campello via Jávea, Moraira, Calpe, Altea and Benidorm: indented coast, cliffs, mountains dropping to the sea. The Costa Blanca South starts in the city of Alicante and continues through Santa Pola, Guardamar, Torrevieja, Orihuela Costa and Pilar de la Horadada: flat coast, long sandy beaches, dunes and salt lagoons.
Prices: the most measurable difference
The north is noticeably more expensive: Jávea, Moraira or Altea play in the premium-villa league and attract high-budget buyers. The south offers more square metres and more house for the same money — bungalows, townhouses and apartments in developments with pools at prices that simply don’t exist in the north, and large villas for what an apartment costs up there. That is why the south concentrates the mid-budget European buyer.
Landscape and climate
The north is greener and more mountainous, with spectacular coves and winding roads; it rains a little more and winters are slightly cooler. The south is flat, bright and enjoys one of the driest and mildest microclimates in Europe (the area around the Torrevieja salt lagoons has a well-founded reputation): kilometre-long beaches and total ease of getting around on foot or by bike.
Daily life and services
The north has a more relaxed, seasonal rhythm outside Benidorm; the south — especially the Torrevieja–Orihuela Costa corridor — lives all year round, with shops, multilingual private healthcare, international schools and well-established foreign communities from dozens of nationalities. Alicante airport: 40–60 minutes from almost any point in both zones.
Who suits each area?
North: higher budgets, priority on scenery and exclusivity, less dependence on nearby services. South: the best value-for-money on the Spanish Mediterranean, practical year‑round living, flat beaches ideal for families and older people, and a huge choice of property types. There is no single right answer: there are profiles.
