How to Prepare a House for Sale: The Practical Guide (Even if It’s Old or Inherited)

No one sells a house exactly as they live in it. Yet, most homes come to market without any preparation: with full closets, tired paint, and that faucet that’s been dripping for two years. The result is always the same: fewer visits, lower offers, and months of waiting. The good news is that preparing a house for sale doesn’t require a renovation or a big budget; it requires judgement and setting priorities. This guide provides exactly that.

Why Preparation Determines the Final Price

Buyers decide within the first minutes of their visit, and even before that, in the first seconds looking at the listing photos. A neglected home signals "here is work and expenses," and the buyer deducts that work multiplied from the price. A €300 defect can mentally translate into a €3,000 reduction. Preparing the house means exactly eliminating those mental discounts before they happen.

Step 1: Empty and Declutter (50% of the Result)

This is the cheapest and most transformative thing you can do to a house. Apply the one-third rule: in each room, roughly a third of what’s inside should be removed.

Moisture stains deserve special mention: repair and paint over them, because an unexplained stain is the perfect excuse for a disproportionate discount.

Step 3: Paint and Light

If you can only invest in one thing, make it painting in white or light neutral tones. In Costa Blanca, light is also the great selling point: open blinds, wash or remove heavy curtains, and schedule visits when the house receives the most sunlight. An agent’s trick: turn on all the lights before every visit, even during the day.

Step 4: The Exterior Also Sells

For villas, bungalows, and townhouses, the first impression happens at the door: trimmed garden, clean pool (even in winter), facade without peeling, and a new doormat. For apartments, take care of what you can control: the front door and the terrace.
